Frequently Asked Questions

Please reach us at Hello@FutureGroundVentures.com if you cannot find an answer to your question.

Selling land isn’t one-size-fits-all — every seller has their own priorities, timeline, and goals. Our role is to help you understand your options clearly so you can choose what works best for your situation.

We’re often the right fit for landowners who value a fast, simple, and no-hassle process, especially if you prefer to avoid cleaning up the property, hiring contractors, paying agent commissions, or dealing with months of uncertainty. Many sellers choose us because they want a solution that’s quick, transparent, and hands-off, without surprises or pressure.

We’re also honest about when we are not the right fit. If your top priority is achieving the absolute highest price and you’re comfortable with the time and cost of listing, a skilled land-specialized agent may be the better option. Either way, we’ll always give you straightforward guidance — even if that guidance means recommending another path.

We’re real estate investors, not real estate agents. That means our offers don’t rely on commissions, MLS listings, open houses, or hoping a retail buyer comes along. Instead, we focus on providing a fair, below-market offer that delivers speed, certainty, and convenience to landowners.

Our approach is simple:

  • We buy land as-is, in any condition
  • We pay all due diligence costs
  • We cover closing fees
  • We never charge commissions
  • We close with attorneys for transparency

For sellers who want a no-pressure, streamlined experience, our approach eliminates the stress, delays, and unpredictability of the traditional real estate process.

We’re a strong fit for sellers who:

  • Want a fast, straightforward sale
  • Prefer not to spend time or money prepping the property
  • Are dealing with inherited land, out-of-state ownership, or unused parcels
  • Want a guaranteed closing without inspections, showings, or buyers backing out
  • Value clear communication, trust, and a transparent process
  • Are tired of paying annual taxes, HOA fees, or maintenance costs

We work with landowners in all kinds of situations — from those who have owned their land for decades to those who inherited a parcel they’ve never seen. Even if our offer isn’t what you expected, we’ll always be respectful, communicative, and honest about your options.

We handle everything from start to finish so you don’t have to. Here’s what’s included when you work with us:

  • No out-of-pocket due diligence costs (surveys, soil tests, GIS research, etc.)
  • No agent commissions or hidden fees — ever
  • Fast and predictable closings, usually within 7–14 business days
  • Flexible payment structures, including installment/owner-finance options to reduce capital gains tax exposure
  • Assistance resolving title issues, such as old liens, missing heirs, or incorrect deeds
  • Support with subdividing or partial land sales, including handling county coordination, surveyors, soil scientists, and permitting

Our entire process is designed to remove the burden from the seller and make the experience smooth, fair, and stress-free.

Listing your land with a real estate agent may be the better route if your main goal is to achieve the highest possible price and you’re not in a rush. But it’s important to understand how land listings differ from home listings:

  • Most agents don’t specialize in land, and may misprice it
  • Land requires knowledge of soil conditions, access, zoning, and topography
  • Parcels under ~$150,000 often get minimal attention because commissions are low
  • You may need to pay for surveys, soil evaluations, clearing, or updates
  • Land can take months — sometimes a year or more — to find the right buyer
  • Agents generally do not handle title issues or subdividing, leaving those costs and complications on you

Listing can absolutely get you a higher price. But it’s best suited for sellers who have time, flexibility, and are prepared for a lengthier, more involved process.

Yes — we complete every transaction through a licensed, reputable closing attorney (or title company, depending on the state). This ensures:

  • A complete and accurate title search
  • Proper preparation and review of all legal documents
  • Secure handling of funds in escrow
  • Clear and clean transfer of ownership
  • Protection for both the seller and us as the buyer

It also means you get a fully documented, professional closing — often without needing to attend in person.

Most of our closings are completed in 7–14 business days. However, timing can vary based on:

  • Whether a survey or soil test is needed
  • Title issues such as unknown heirs, old mortgages, liens, or boundary questions
  • Whether the seller prefers installment payments to help with taxes
  • County processing times for certain documents

Regardless of the situation, we keep you updated every step of the way so you always know what’s happening and when.

It depends entirely on the parcel. We evaluate each property individually and may:

  • Hold the land as a long-term investment
  • Improve it with clearing, soil testing, or surveys
  • Resell it to a vetted buyer or builder
  • Partner with local contractors for development
  • Subdivide or reconfigure it if zoning allows

We always take a responsible, research-driven approach that aligns with the property’s best use and the local market.

Land value is influenced by multiple characteristics, including:

  • Location (proximity to towns, highways, amenities)
  • Market demand in the area
  • Recent comparable sales of similar parcels
  • Zoning and what’s legally allowed
  • Soil types, perc results, and flood/wetland status
  • Road access, frontage, and easements
  • Availability of utilities (water, power, sewer, well, septic)
  • Topography, slope, and drainage
  • Lot shape and buildability
  • Environmental or legal constraints (HOA rules, encroachments, restrictions)

These factors give us a clear picture of what the land is worth and what is possible for future use.

Our initial letters use a range because we haven’t yet seen the property or completed any due diligence. The range is based on:

  • County records
  • Tax data
  • Geographic information systems (GIS)
  • Market-based algorithms
  • Recent sales trends
  • Property characteristics common to the area

Once we speak with you and complete our due diligence, we provide a firm written offer — typically within 1–3 business days.

We buy a wide variety of land types, including:

  • Residential lots
  • Rural acreage
  • Agricultural or farm land
  • Infill lots inside cities
  • Commercial and mixed-use parcels
  • Recreational tracts
  • Industrial-zoned property
  • Raw or undeveloped land

We purchase land across Tennessee, North Carolina, Georgia, and surrounding markets — with plans to expand into additional states soon.

Landowners contact us for all kinds of reasons, including:

  • Inherited property they don’t want to maintain
  • Out-of-state ownership that’s difficult to manage
  • Rising property taxes or HOA fees
  • They purchased the land for one plan, but life changed
  • To free up capital for other needs or investments
  • Parcel is landlocked, steep, or has challenges
  • Title issues they don’t know how to fix
  • Simply want a fast, easy sale with no complications

No matter the reason, we offer a respectful, judgment-free process.

No — we are not wholesalers.

We do not assign contracts, flip purchase agreements, or leave sellers uncertain about who will close.

We:

  • Buy the property directly
  • Close through attorneys
  • Use our own capital and partner capital
  • Take ownership in our entity’s name
  • Stand behind our word

This provides sellers with a secure, predictable closing — not the uncertainty common in wholesale transactions.
